These terms apply to themeadowsofastatula.com, operated for Meadows of Astatula, a Citrus Glen Capital community. Homesites are marketed by Hancock Homes, Inc., a licensed Florida real estate brokerage. By using this site you agree to these terms.

Details still to be released

Meadows of Astatula is in a pre-release stage. Homesite availability, individual homesite prices, the final lot layout, additional floor plans and their prices, and lender terms have not yet been released. Anything on this site marked “coming soon,” “to be announced,” “from,” “starting at,” “about” or “est.” is not final. Final details for any purchase are only those in a signed purchase contract and the documents provided with it.

Not an offer or a reservation

Nothing on this site is an offer to sell, a contract, an option or a reservation for any homesite or home. No homesite can be bought, held or reserved through this site, and we do not accept deposits online. A sale becomes binding only through a written purchase contract signed by the buyer and the seller.

First pick and first look

When you ask for “first pick” of a homesite or a “first look” at a floor plan, you join our interest list. Joining is free and does not obligate you to buy anything. It means we will contact you about homesite availability, pricing or new plans when they are released and before they are published on this site. It does not reserve a specific homesite, guarantee a price or plan, or guarantee that any homesite will be available to you. How homesites are offered at release will be explained to you at that time.

Homesites and the site plan

The homesite map, lot positions and street layout are illustrative until the plat is recorded and the seller releases the lot layout. Lot size, boundaries, easements, setbacks, flood zone and buildable area are determined by the recorded plat, a survey and the deed for each homesite. Each homesite is subject to the community's recorded deed restrictions and homeowners association documents, which govern over anything on this site. HOA dues shown are estimates; the association sets them and they may change.

New homes and the model

New homes will be built by Citrus Glen Homes. The model shown was built in the community in 2024; it may include upgraded options and is shown as an example of a home that can be placed here, not as a home for sale. Other existing homes pictured belong to residents and are not part of this offering. Home prices are “from” estimates for a standard home installed on your homesite; final price, features, specifications and timelines will be set in the builder's contract. Floor plans, photos and renderings are illustrative and square footage is approximate.

Bringing your own home

A home you bring must meet the community's deed restrictions, Lake County permitting and HUD Wind Zone II requirements. Set-up costs and timelines on this site are estimates, not quotes. Installers, movers and other contractors we may introduce are independent businesses; you contract with them directly and they are responsible for their own work.

Builder incentive

The 5% builder incentive applies to the installed price of a new home purchased through the Sales Center with a Meadows of Astatula homesite. It does not apply to land-only purchases or to homes you bring yourself. It may be applied to eligible closing costs or a rate buydown, subject to loan-program limits on seller contributions, and cannot be applied to the down payment or redeemed for cash. The incentive requires a signed purchase contract, is subject to lender approval, and may change or end at any time without notice.

Not an offer to lend

Payment estimates and calculator results are for planning only. They are not a loan offer, pre-approval, commitment or advertisement of credit, and no lender has set these terms. Rates shown are assumed interest rates, not annual percentage rates (APR). Your lender will provide the APR, actual rates, terms and eligibility. Financing is subject to lender approval. We are not a lender or mortgage broker.

Drive times, school information, nearby places and recent sales are provided for general reference from public sources and may be out of date. School assignment is set by Lake County Schools; please confirm it with the district. Recent sales are not an appraisal or a prediction of value. Nothing on this site is legal, tax, financial or investment advice.
